SHL Students Present Feasibility Results for Washington, NC Hotel

Students in the School of Hospitality Leadership, HMGT 4650 presented their study results to members of the Washington, NC City Council, Chamber of Commerce, Beaufort County Economic Development director and local business owners on Wednesday evening April 26th.

Student groups worked on this semester long project and were charged to research and analyze data to assess the feasibility of a boutique hotel on Main St. in Washington, NC. The existing buildings the now empty Belk Building and the adjacent Hotel Louise were the designated site.  Each project included:

  • Concept, introduction, executive summary, site selection, area review,
  • Rooms types: cost of furniture/etc., amenity packages, brand recommendations
    • Facilities and amenities recommendations
    • Product development description and cost, F&B facilities
    • Staffing decisions
  • Competitive set analysis
  • Area review analysis
    • Growth of demand: economic indicators for hotel demand/analysis, demand generators, market mix, identification of segments.
  • Market Penetration analysis: forecast market and new hotel occupancy
  • Rate analysis: ADR, rack, discount rates
  • Estimated Operating Results: revenues, departmental expenses, undistributed expenses
